About The Urban Community Group

Urban Community was formed by Owners and Directors Cody Robb and Rob Day to develop property with a low risk profile in areas that have strong social infrastructure, transport infrastructure and services or areas experiencing population pressures.  In south east Queensland for instance, Urban Community is focused on the more prestigious of Brisbane’s inner city residential precincts such as New Farm, West End, Bulimba, Toowong, St Lucia, Taringa and Indooroopilly .

What Normally Happens

Ordinarily, developers select and purchase a property, obtain a development approval and sell the apartments off the plan in order to trigger construction finance.  Selling off the plan can be difficult, time frames can be extended and there is an obvious impact on holding costs.  Ultimately, upon completion the developer will have sold most or, in most cases all of the new apartments.  They will take their profit, pay taxes and move on to the next development.

There are two important points to note; firstly, they have assumed all the risk themselves and, secondly, they are captive of the market, and most importantly, time.

Property development is not only about building, it is about risk management.  Building forms just one part of a developer’s risk management process, an economic exercise recognised and practised for centuries.

In his celebrated play, Henry IV, written more than four hundred ago, William Shakespeare said;

When we mean to build,

We first survey the plot, then draw the model;

And when we see the figure of the house,

Then we must rate the cost of the erection;

Which, if we find outweighs ability,

What do we then, but draw anew the model

In fewer offices; or at least desist to build at all

What We Do

Once a development has been selected and our our due diligence is done, Urban Community forms a Joint Venture to buy the land and build the proposed development.  The Urban Community model eliminates exposure to market by fully funding the development with our joint venture partners.

Urban Community developments are governed by the Urban Community Deed, a joint venture document that protects the interests of all partners securing their investment with shares in the company that owns the land and that is doing the development.

The Urban Community Deed provides that each partner receives an apartment or apartments in the development at below market prices in return for their investment.
